Position Summary
US-Offsite is seeking a talented Prefab Project Manager to oversee the planning of modular residential construction projects in Shasta County, ranging from ADUs to small multifamily projects. Our growth plan includes expanding operations to large multifamily projects across the west coast by late 2024. You will manage relationships with key stakeholders, create benchmarks for success and deliverables (including managing budgets) and plan work assignments that meet deadlines requirements while considering changes in budget or scope during the execution of the contract. JOB RESPONSIBILITIES
- Oversee every phase of a project including planning, timeline management, and budgeting for manufacturing 3,000 – 6,000 sq. ft. of modular residential construction per month.
- Being the main point of contact for all stakeholders including clients, project
- Collaborate with engineers, architects etc. to determine the specifications of the project in order to communicate with design and production team
- Create a high-performing factory culture that is characterized by respect and honor for every team member.
- Negotiate and create all subcontract labor agreements for factory work when applicable.
- Create time tracking systems to monitor progress of a project from sales to delivery including installation guides.
- Procuring all necessary materials for construction projects, ensuring cost-effectiveness and timely delivery of materials for production team.
- Collaborate with design manager reviewing final plans prior to manufacturing for constructability.
- Develop and implement standard operating procedures to streamline the entire project management process.
- Coordinate with Production Superintendent (responsible for day-to-day production teams) on materials and timelines for the project.
- Handling delegated authority from the Owner and Executive Team as appropriate, providing leadership and contributing to the company’s success.
- Provide quality assurance per our QA manual on every part of the project including coordination with state inspectors on timeline and corrections when necessary
- Documentation of project progress, quality, corrections, installation guidelines etc. for each project based on needs.
- Coordinate with multiple teams including sales, design, procurement & receiving, production, finance & admin in order to achieve project success.
REQUIREMENTS
- 3+ years of project management experience in residential or commercial construction.
- Proficient in reviewing and reading construction plans and specifications.
- Proven experience coaching and leading teams.
- Strong interpersonal, organizational, problem-solving, collaboration, and leadership skills.
- Experience managing work crews, equipment, materials, and subcontractors.
- Familiarity with all residential trades (e.g. utilities, concrete, framing, plumbing, electrical, HVAC, sprinkler, drywall, tile, painting, and finish carpentry).
- Working knowledge of Microsoft Office, Microsoft Project, and project management software.
- Familiarity with quality and health and safety standards.
- BSc/BA in engineering, building science or relevant field.
- PMP or equivalent certification will be an advantage.
COMPENSATION
- Wage: $80,000-$110,000 DOE
- Paid bi-weekly
- 40+ hour work week
- Mileage on personal vehicle paid at 65 cents per mile on each paycheck.
- Benefits eligible after 90-day probation
- 80 hours Vacation (Accrued Annually) increases annually.
- 24 hours sick pay per year
- 5 paid holidays determined by US Offsite
- Medical, Vision, and Dental, with partial compensation by US Offsite
